Introduction
This disclaimer outlines important information about the Cobex Tile Roof Maintenance Program (“we,” “us,” or “our”). By subscribing to our maintenance program, you agree to the terms and conditions set forth below. Please read carefully, as this subscription automatically renews annually.
Scope of Services
The Cobex Tile Roof Maintenance Program provides essential preventative maintenance to help extend the life of your roof.
Bi-Annual Plan ($55/Month) – Includes 2 routine visual inspections
Quarterly Plan ($75/Month) – Includes 4 routine visual inspections
Each maintenance visit includes a comprehensive roof tune-up to help keep your tile roof in optimal condition. Our team will clear loose debris from the roof surface (excluding algae removal), clean gutters and downspouts, and inspect all roof penetrations to ensure they are properly sealed. We will also check for and resecure any displaced tiles, perform minor crack sealing on tiles where applicable, and trim minor tree limbs up to 4 feet from the roof surface (limited to branches no larger than 4 inches in diameter). Additionally, we will inspect flashing and ridge caps, assess mortar joints, and remove all debris from the property, leaving your roof clean and well-maintained.
This program applies only to residential tile roofs, including concrete and clay tiles, with pitches up to 6/12. Steeper roofs and specialty tile materials require a custom quote.
If additional repairs are needed, a written estimate will be provided.
Not a Warranty
This maintenance program is not a warranty and does not guarantee that your roof will remain free from issues. Regular maintenance helps prevent common problems, but Cobex does not assume responsibility for unexpected roofing failures, leaks, or damages that may occur.
Limitation of Liability
While we make every effort to keep your roof in top condition, Cobex is not liable for:
- Unexpected roof damage or deterioration
- Structural issues beyond routine maintenance
- Property damage resulting from pre-existing conditions
- Business or personal loss due to roofing issues
Limitation of Liability
Subscribers may cancel at any time; however, no refunds will be issued for unused portions of the subscription.

Changes to Terms
We reserve the right to update or modify this subscription-based roof maintenance program at any time without prior notice. Subscribers will be notified of any updates, and continued participation in the program implies acceptance of the new terms.
Termination of Services
Cobex reserves the right to terminate your subscription if:
- The subscriber violates these terms
- Fraudulent activity is detected
- The safety or integrity of our services is compromised
Governing Law
This program is governed by the laws of the State of Florida, and any disputes shall be resolved in Polk County, Florida.

Two Services per Year
What’s Included in Your Residential Roof Maintenance Subscription?
Remove debris and dirt from the roof surface
Clean out the gutter system, including downspouts
Inspect all flashings and roof joints
Examine roof tiles for cracks, displacement, or wear Evaluate mortar and sealant condition in flashings and ridges
Trim back tree limbs 4 inches from the roof perimeter
Clean skylight lenses (if applicable)
Inspect roof penetrations, including vents, chimneys, and pipes
Assess drainage and potential water pooling areas
Haul away and dispose of all debris
Important Information:
- This annual subscription automatically renews unless canceled
- This plan does not include moss cleaning, algae build-up removal, or gutter guard removal.
- A custom quote is required for second-story homes, steep roofs over 6/12 pitch, and tile roofs due to the extra labor and time involved.
- A written estimate will be provided if any additional repairs are necessary.
- Verification provided by door tag/inspection, tag will be left post inspection.
